The Waukesha Common Council recorded the following formal actions during its Jan. 21, 2025 meeting.
• Hawks Landing (Garden Prairie Drive) PUD — Approved (8–5). Council approved the final site plan, architectural review and PUD for Hawks Landing (12 units) with the planning commission and staff comments, and added a requirement that staff work with engineering and the fire department to create a traffic‑calming choke (narrowing to approximately 20 feet at the development transition). Building permits and the CSM remain contingent on a recorded access easement.
• Rezoning — Approved (unanimous). The council rezoned seven properties along Southwest Avenue (including 2001 Southwest Ave and 1921–2035) from M1 (Light Manufacturing) to MM1 (Mixed Industrial) to bring current commercial/office uses into conformance.
• Readoptions and ordinance actions — Adopted (unanimous for readoptions). The council readopted the 2025 tax levy ordinance and readopted/amended municipal code sections discussed on the agenda, including amendments to §9.09 (residency radius for alcohol/tobacco license agents), §9.11 (Class C/Class B retail liquor qualifications aligned with state law), §7.12 (towing/storing costs), and readoption of §8.19 (massage businesses). These were processed as readoptions due to earlier publication timing; staff reported no substantive changes that require additional public hearings.
• Certified Survey Map (Garden Prairie) — Approved conditionally. The planning commission recommended approval of a CSM combining parcels for the Garden Prairie development subject to resolving a title gap and the access easement; the council approved the CSM subject to those staff comments.
