Town Planner Brittany Bendix reported to the Planning Commission that the town's SB9 ordinance has been approved by the California Department of Housing and Community Development and becomes effective July 1. Bendix said other jurisdictions have struggled to adopt standards quickly and commended staff for completing the ordinance.
Bendix also noted the town council recently adopted safety element updates and flagged a potential SB9 application at 110 Glenwood for a project of about 30 units (townhomes stacked over garages). She said affordability requirements will be set by the town’s rules and any state thresholds embedded in local requirements.
Commissioners asked clarifying questions about unit type and affordability targets; Bendix said the 110 Glenwood proposal appears to be ownership townhomes but that details on affordability will follow as the application proceeds through review.
