Bexley zoning board approves four variances and athletic-field lighting

The City of Bexley Board of Zoning and Planning approved several applications at its June 2026 meeting.
333 North Parkview (BZAP 26-25): The board granted a variance to allow front-yard accessory columns and a gated driveway entrance. Applicant Joseph Trepicone, the project architect, told the board the new columns and gates will match existing materials and historic finishes on the lot; staff recommended approval and noted the ARB had passed the design unanimously. The board approved findings of fact and conclusions of law and granted the variance (motion by Mr. Marsh; second by Mr. King). Chairman Behrens announced the variance was granted.
91 North Columbia (BZAP 26-32): Applicant and owner Alan Shore requested a variance to install a single lighted address column in the front yard after reporting visibility issues from the street. Staff said the code currently classifies such columns as front-yard accessory structures but that staff is drafting an ordinance that would allow staff-level approvals for these items; staff supported the variance. The board granted the variance (motion by Mr. Rosenthal; second by Mr. Levine).
2241 Dale Avenue (BZAP 26-33): Ryan Brothers Landscaping (Pat Ryan) applied for a side-yard variance to install a swimming pool on a corner lot. The building director and staff explained the lot layout, noting the front door faces Dale while the lot is platted to Columbia, and recommended approval on the condition that the property maintain at least a 6-foot evergreen screening around the pool in perpetuity to conceal it from the public right-of-way. Applicant representative Michael McCoy confirmed the pool area will be fully fenced and gated. The board adopted findings and granted the variance with the evergreen-screening condition (motion by Mr. Marsh; second by Mr. King).
2010 East Broad Street — St. Charles (BZAP 26-34): William Gruber said a donor offered funds to replace nearly 40-year-old athletic-field lights. Staff referenced a McKim Creed and Engineers light study showing uneven illumination and off-site light spill; staff recommended approval of a new LED lighting system that staff said would reduce light bleed, be more energy-efficient and provide more uniform field lighting. The board approved replacement of the athletic-field lights as submitted (motion by Mr. Rosenthal; second by Mr. Lasard). Gruber said a donor “came forward and say we want to improve that. Money’s — Money’s important.”
Votes at a glance: Each of the above matters passed on a roll call of board members present at the meeting. For items with explicit roll calls the board recorded unanimous affirmative votes among members present; where members were not present they were recorded as abstentions earlier in the meeting during minutes approval.
Why it matters: Several approvals involve variances from Bexley Code Section 1252.15 (accessory structure location) and include a built-in condition for the swimming pool to ensure long-term screening. The athletic-lighting approval responds to safety and energy-efficiency concerns raised by staff’s lighting study.
