A major modification to PD‑92‑0195 would permit light industrial (warehouse/distribution) uses on a 2.6‑acre parcel at U.S. Highway 301 and Walker Road, with a proposed intensity of roughly 0.35 FAR and a building height capped at 20 feet. Applicant counsel Cynthia Spidell emphasized redevelopment opportunity and proposed mitigation measures including a six‑foot masonry wall, limits on open storage locations and no outdoor storage facing U.S. 301.
Development Services recommended approval with conditions; Planning Commission staff likewise found the change consistent with the Thonotosassa Community Plan’s objective to provide commerce and jobs. One limited PD variation would reduce a required 30‑foot Type C buffer to a 15‑foot Type B buffer along a roughly 71‑foot stretch of the northern boundary that abuts a travel RV park; staff noted the area in question contains vegetation and no active RV spaces. The modification also requires improving Walker Road to county standards or securing an approvable design exception when site permitting proceeds.
No members of the public opposed the modification at the hearing and multiple reviewing agencies raised no objections. The Hearing Master closed the item for his recommendation to the BOCC.
