The Cherry Hill Zoning Board of Adjustment on June 4 approved a bulk (C) variance allowing the replacement of an existing six‑foot wooden fence and two additional short fence sections at 803 Dudley Avenue, conditioned on the fence being erected within the property line and compliance with requirements in the Department of Community Development review letter.
Applicants Jason Agnew and Charity Brown told the board the property has three frontages and that without a fence the house is exposed to traffic and pedestrians; they said the existing 6‑foot fence has been in place since at least 2006 and that the proposed work is intended to provide privacy, security and block sight lines into a living room window. An annotated survey (Exhibit A‑1) showing the existing and proposed fence location was submitted.
Township planner Jacob Richman reviewed the zoning history as reflected in the DCD review letter. Public commenter Martha Wright asked about maximum building and lot coverage; Richman said that analysis was waived for this application as not relevant. Board members asked clarifying questions about fence location; members expressed support and the motion to approve passed unanimously.
Greg Bruno moved to approve the application and Jay Jones seconded. The board recorded affirmative votes from Vice‑Chair Nacovin Norman, Jay Jones, Greg Bruno, Mishael Azam and Ken Williams. The board required that the fence be erected within the property line and the applicant agreed to the Community Development review letter's conditions.
