The Cherry Hill Zoning Board of Adjustment on June 18, 2026, approved its meeting minutes, memorialized a resolution granting a bulk‑variance for a six‑foot wooden fence at 803 Dudley Avenue, and adjourned two agenda applications — a large addition proposed by BAPS Cherry Hill, LLC, and a model‑home lot‑line adjustment by the Schaeffer Family Trust.
Vice‑Chair Dr. Nacovin Norman opened the meeting at 7:32 p.m. and led the Pledge of Allegiance. Board member Jay Jones moved to adopt the minutes of the June 4, 2026 meeting; Greg Bruno seconded the motion. The minutes were approved with affirmative votes recorded from Dr. Norman, Jay Jones, Greg Bruno and Ken Williams.
On the agenda were two continued applications that the board did not take final action on. The BAPS Cherry Hill, LLC application (25‑Z‑0027) seeks preliminary and final major site plan approval with use d(2) and d(6) variances to add approximately 18,330 square feet to the existing 65,650‑square‑foot religious sanctuary and cultural center at 1 Carnegie Plaza. The application describes a 2,980‑square‑foot expansion of the building footprint and roughly 15,350 square feet of second‑story additions to accommodate a proposed gymnasium and classrooms, along with façade work, interior renovations and 23 new parking spaces. That matter was adjourned to the Zoning Board special meeting on June 25, 2026.
Also listed was the Schaeffer Family Trust matter (25‑Z‑0028), which requests a bifurcated use (d)1 variance and a minor subdivision with related bulk (C) variance to construct a model home and adjust a lot line between two lots at 30 and 42 Haddonfield Berlin Road. The Schaeffer Family Trust application was adjourned to the July 16, 2026 Zoning Board meeting.
Under resolutions, the board reviewed two items. Resolution 25‑Z‑0050 (Arthur Grass) — a bulk (C) variance for an as‑built six‑foot aluminum fence enclosing an in‑ground pool and located less than 25 feet from a secondary front yard — was listed as adjourned to the June 25 special meeting. The board also considered resolution 26‑Z‑0004 concerning applicant Jason Agnew (803 Dudley Avenue), which proposes replacing an existing six‑foot wooden fence with a new six‑foot wooden fence and adding two short fence sections that do not meet height and setback requirements. Greg Bruno moved to ratify that resolution; Ken Williams seconded. Votes recorded as affirmative from Dr. Norman, Jay Jones, Greg Bruno and Ken Williams memorialized the resolution.
Board professionals in attendance included Jacob Richman, PP, AICP, board secretary; Kathy Cullen, director; Joshua Darragh, assistant planner; and Allen Zeller, Esq., zoning board solicitor. The meeting adjourned at 7:41 p.m. The minutes were later adopted on June 25, 2026; the adoption block is signed by Chairman Jonathan Rardin and Secretary Jacob Richman.
Next procedural steps: the BAPS expansion and Arthur Grass matters are scheduled for the June 25 special meeting; the Schaeffer Family Trust application is set for the July 16 regular meeting. No final land‑use approvals (other than the memorialized fence variance resolution) were taken on open applications during the June 18 session.
