Resident raises slab water intrusion; CDD approves drainage easement and storm cleanup work

An Oak Run resident, Lynde Sorensen, told the River Ridge board she returned to find ponded water behind her unit causing high moisture under the slab, buckled wood flooring and mold. Inspections found no HVAC or plumbing leak and a floor warranty issue was identified; a leak‑detection specialist reported very high moisture levels and a foundation specialist recommended installing drain tiles and 5‑ to 10‑foot downspout extensions to move water away from the unit. Ms. Sorensen asked the CDD and the HOA to coordinate on a solution; staff and the board discussed whether drain tile installation is an HOA responsibility while ponding might be addressed by the CDD.
Separately, the board approved a Proposed Grant of Easement for drainage from the PSGRC to the RRCDD using a template that can be applied repeatedly but will include a sketch and legal description for each specific instance. Mr. Krebs said he is working on two additional drainage easements for Seaside II and the Golf Course area and will forward them to counsel when complete.
The board also approved emergency street sweeping services by Precision Cleaning, Inc. for storm cleanup in a one‑time amount of $1,475; staff reported eight loads of debris were removed and the vendor made eight passes through the district. The board authorized staff to add additional week‑to‑week cleanings for the next month if needed.
Board members noted that some areas must dry before construction work can begin and that updates will be provided to residents and neighborhoods on drainage projects and easements.
