River Ridge approves gatehouse redesign and master signage plan, authorizes RG Architects via Bowman

The River Ridge CDD on Oct. 22 approved design work for two gatehouses and a Pelican Sound master signage program and authorized procurement steps to advance both projects.
Eric Long presented RG Architects' fee proposal for redesign of two gatehouses, noting the buildings will receive a facelift and the main gate will be removed due to low clearance and repeated strikes. Board discussion covered elevations, permitting and potential changes to flood‑zone elevations; Mr. Krebs said a new elevation certificate will be required and construction plans may be available from the Development Order.
The board authorized Bowman to retain RG Architects, P.A. as a subconsultant under Bowman terms and authorized the Chair to execute documents after review by District Counsel and the District Manager. The motion was made by Kurt Blumenthal, seconded by Terry Mountford and recorded as approved "with all in favor." The minutes note the $62,500 expenditure would be booked as a reimbursable, invoiced to the district when financing is issued and that design and permitting are expected to take 12–18 months.
Separately, the board approved Bowman Consulting Group's proposal for landscape architecture services for the Pelican Sound Master Signage Program, which will replace monuments throughout the community. Neighborhood monument replacements, permitting and related costs are budgeted to Pelican Sound replacement reserves. Mr. Long said renderings including 3D visualizations will be provided to neighborhoods when appropriate.
Board members named Mr. Long lead for the gatehouse projects and appointed Mr. Blumenthal as liaison to provide monthly updates on communications with neighborhoods. Work is expected to proceed once financing and permitting are in place, with a target construction start in 2026 for improvements identified as reimbursable deferred costs.
