The Sawyer County Zoning Committee conditionally approved final plats for The Preserve (Phase One — 22 lots; Phase Two — 30 lots) after developer Jeremy Hill described extensive wetland delineation, engineered stormwater controls and covenants intended to protect the mosquito Brook Flowage.
Hill said lots will remain in forestry zoning at five acres each; frontage and setback requirements for lots adjacent to wetlands were described as more stringent than county minimums. He said the developer has submitted a detailed DNR stormwater management plan and expects DNR review comments to be minor; the county will withhold final signature until the DNR permits are approved.
Committee members recorded public comments raising two types of concerns: (1) that blanket special-use permit processes might accelerate fragmentation of forested acreage, and (2) that backlot/dock access rules and deeded easements should be verified against county ordinances. Linda Zilmer spoke about policy intent behind special-use review and recommended fee and process considerations for blanket special-use approvals.
