The Brielle Planning/Zoning Board held an informal concept review on April 14 for a proposed two‑lot subdivision at 405 Old Bridge Road that would create a rear flag lot.
Attorney Mark Aikins presented the concept and planner/engineer Joe Kociuba said the existing lot is about 27,500 square feet and the proposal would create two oversized lots (front ~14,395 sq ft; rear ~13,105 sq ft). Kociuba said the neighborhood already contains flag lots and similar narrow/deep parcels, and that the concept is generally consistent with density expectations in the R‑3 zone if engineered appropriately.
The board discussed access and County review because Old Bridge Road is a County road; Board Engineer Alan Hilla raised concerns about two side‑by‑side driveways and drainage given steep grades, suggesting pervious pavers, a recharge system, and soil borings to inform design. The applicant team said they would prepare concept plans showing base floor elevations and consider a shared access easement and joint access/maintenance agreement to address services such as snow removal and trash collection.
Chair Corinne Trainor and members emphasized this was nonbinding informal feedback intended to help the applicant refine plans prior to a formal submission.
