Greenville County’s Planning Commission handled a range of actions June 24, including a rezoning recommendation, several variances and planning updates.
Rezoning: The commission voted to recommend denial of CZ-2026-029 (property at 913 and 919 Levon Road at Woodruff Road). Staff said the requested R‑6 designation conflicted with the county comprehensive plan’s suburban neighborhood/mixed‑use designations; the commission voted unanimously to recommend denial and will forward that recommendation to the Planning & Development Committee.
Variances: The commission approved a commercial buffer variance on White Horse Road to allow parking and drive access where an existing nonconforming building occupies the 15‑foot buffer; staff recommended approval because strict application of the buffer would prevent required parking and dumpster access. The commission also approved a rooftop HVAC‑screening variance (VA‑2026‑069) to allow replacement RTUs that extend about 1 foot above a parapet; staff and SACE had no objections to both items.
Reconsideration request: A motion to reconsider a previously denied preliminary plat (Mountain Creek Overlook, PP‑2026‑053) failed. Commissioners said the applicant had not presented new facts, clerical errors, or other grounds warranting reconsideration and voted 6–2 (with one abstention) to deny reconsideration.
Planning report and next steps: Staff updated the commission on public outreach for the Cherokee Foothills Scenic Corridor Plan and on the long‑range transportation update. Commissioners discussed scheduling a joint public workshop with County Council to review Article 9 and proposed LDR changes focused on roads and subdivisions; staff will work to calendar the workshop and provide public notice.
The meeting closed after additional minor items were handled; remaining items and conditions from approved plans will proceed through the normal permitting and council review channels.
