Salem Township supervisors gave conditional approval Aug. 21 to subdivide roughly 160 acres owned by Gettysburg Land & Cattle Company, Inc. into a commercial lot intended for an event center and a remaining single‑family residential lot.
The approval is expressly conditional: the recorded plan must be revised to correct the owner’s address, add a statement of purpose referencing the proposed event center, show pre‑ and post‑acreage figures, add specified setback lines, and include a revision number and date. The minutes require the owners to create and record a permanent sanitary‑sewer easement over an adjacent parcel owned by Robert W. Schlemmer Jr. and Judith G. Schlemmer so Lot 1 can be serviced. The certification of title and owner signatures must be revised to confirm the easement.
The minutes also reference an existing approximately 40‑acre solar‑farm lease along Bowman Road (Instrument No. 202403250006959) and add a plan note that no permits for the solar farm may be issued until a land‑development application is filed and approved. Solicitor Falatovich clarified that the board’s vote approved the subdivision only and that “a separate application will need to be submitted for the Land Development for the development of the event center.”
