Selectmen approve Adams Middle School roof bid and authorize Melissa Jones piping replacement agreement

The Board of Selectmen authorized two school capital actions on June 15.

Cliff, a town facilities representative, presented bids for a partial roof replacement over the Adams Middle School gym. Four bidders responded; the standing building committee recommended awarding the base contract and three alternates to Silk Town for a total award of $1,241,418. Cliff said the scope covers roughly 25% of the roof now with additional 25% planned for future bonding; alternates include work to reduce odor and to add protection under solar panels and to replace some roof ventilation penetrations. "We are looking for the board of selectmen to award the bid to Silk Town in the total amount of 1,241,418," Cliff said. The board voted unanimously to award the contract.

On a separate capital matter, staff explained the Melissa Jones piping replacement is urgent after multiple leaks. Investigation found piping specified for sprinklers (schedule 10) rather than heating (schedule 40), prompting replacement of major heating loops. The board approved transferring unexpended bond funds from earlier authorizations to cover part of the cost and authorized entering into an agreement for the project with a total authorization of approximately $1,385,500. Staff said the work likely cannot be completed before school opens but that contractors will limit disruption to occupied spaces. Town counsel will review potential recourse against contractors who supplied incorrect piping decades earlier but staff said legal claims may be infeasible given the age of the work.

Both actions were approved by the board.
