Mount Vernon rezones 1040 2nd Avenue NW to Limited Industrial

City staff and the council said the property lies adjacent to existing LI zoning to the east and that rezoning would create a natural extension of the Limited Industrial district. Councilmembers noted the property’s public use overlay allows the city to utilize the facility in a more industrial manner consistent with nearby land uses.
Council approved the first reading of Ordinance #1-6-2025A and then voted to suspend the rules and waive the second reading to adopt the third and final reading at the same meeting. The roll-call vote was unanimous among members present; Councilmember Rose was absent.
The ordinance will change the applicable official zoning map and comprehensive plan designation for the parcel; staff will process final administrative steps required to implement the rezoning and to update mapping and permitting processes accordingly.
Next steps include updating the official zoning map and notifying affected parties of the change in zoning status.
