Sheldon City received two informational updates April 15: a project closeout on two sewer lift stations and a preliminary development update for an acquired residential tract known as the former Pape land.
Todd reported that the lift-station construction contract with Bay Bridge Construction (awarded in 2021) experienced ground-settlement issues that required rework. The contractor returned, repaired deficient areas, re-compacted and applied flowable mortar where needed. The council approved a final payment (the transcript referenced a last payment of $44,000 to reconcile the original contract amount) that brought the contract to final settlement; staff said warranties remain in place for pumps and certain elements.
Tonya, speaking for the SEDC board and the development committee, presented a draft updated plat, cost estimates and a timeline for the former Pape site, noting the materials are preliminary and the item will be refined. She said the development committee plans a May meeting to solicit developer and realtor input and expects to bring a formal recommendation to council thereafter, followed by planning-and-zoning review.
Staff and councilors also updated the meeting on Western Avenue construction progress (a final mainline pour of about 1,000 feet was scheduled for the following Tuesday). These items were presented for information and future action, with follow-up meetings and formal recommendations planned where necessary.
