The Waukesha Plan Commission voted unanimously to approve final site and architectural plans for a 117,000‑square‑foot industrial building in the Waukesha Corporate Center.
Staff explained the project will sit south of Les Paul Parkway, use a shared regional stormwater pond and include roughly 10,000 sq ft of office space, a digital printing area, production space, separate loading docks and parking for about 80 employees. The staff presentation noted building materials of concrete masonry panels with vertical and horizontal accents and multiple rooftop mechanical units; staff recommended rooftop screening or neutral painting and that engineering and water utility comments be addressed prior to permits.
Dominic Ferrante, representing the applicant (Bridal Building Corporation), said the applicant purposely raised parapet height to five feet and is willing to paint mechanical units to blend with the roof if required. "We're okay with having to paint to blend in with the roof a little bit if that's what's required," Ferrante said.
Commissioners asked about parking, elevation differences with nearby residences and rooftop visibility; staff noted screening or painted parapets are acceptable alternatives. Commissioner Moulton moved to approve the final site plan with staff comments and the painting/parapet approach; the motion was seconded and approved unanimously.
Next steps: applicant to address engineering and water utility comments and implement screening or painting per the commission's condition prior to final permitting.
