Commission raises no objection to Ocean Boulevard redevelopment after site walk; impervious coverage to be reduced

Rye — The Rye Conservation Commission reviewed plans May 14 to remove three structures at 1278 Ocean Boulevard and construct a single new home with attached guest house, and voted to register no objection to the plan as presented.
Corey Colwell of TF Moran described the proposal, which includes replacing an existing septic system, a new driveway and site improvements to control stormwater runoff. The applicant proposes permeable paver driveway, walkway and patio surfaces intended to reduce impervious coverage from the current 54% to an estimated 26.3%. Colwell said the new dwelling will occupy roughly the same building footprint but extend slightly toward Ocean Boulevard and that the design has reduced patio length per recommendations from a Commission site walk.
Commission members asked about stormwater flow and noted the revised plan will slightly decrease total impervious area and modestly increase building coverage from 20% to 23%. After review and a site walk, Hugh Lee moved that the RCC has no objection to the razing and construction as proposed; the motion passed unanimously.
Commissioners indicated the wetlands will be delineated formally if the project proceeds and that any construction impacts within designated wetlands would be avoided.
