The Beachwood Planning and Zoning Commission on June 25 approved variances to permit a two‑lot split at 26421 North Woodland Road (PPN 741‑29‑027), subject to submission of a surveyed plat for final approval and county recording.
Owner and developer Michael Kamilitski of Build CLE told the commission the existing oversized and diagonally oriented parcel can be divided into two lots that will remain larger than the zoning district’s minimum lot size (roughly 26,000 and 31,000 square feet). “We’re requesting to split the parcel...we can put really nice homes here,” Kamilitski said, explaining that the unique angle of the street creates a practical difficulty with measured lot width.
City engineering staff supported approval of the concept plan but noted a formal plat prepared by a surveyor must be submitted before recording. Planning staff noted the proposal aligns with the established character on North Woodland, where several lots already have narrower measured widths owing to geometry. Mr. Smarrigan recommended approving the variances with the findings and stipulations listed in the staff report.
Commissioner Carr moved for approval subject to the staff findings and the requirement of a recorded surveyed plat; the motion passed by roll call. The commission’s action allows the developer to proceed to final plat preparation and subsequent administrative review and recording.
