During public comment, Oak Run resident Lynda Sorensen reported water intrusion and moisture damage under the slab at her home (27123 Sound Way). She said master bedroom wood flooring buckled and inspections found no plumbing or HVAC leaks. A floor warranty issue was identified and a leak-detection specialist found very high moisture levels under the floor and in the concrete slab.
Ms. Sorensen told the Board that rainfall had increased and that she observed ponded water behind her unit when she returned to Florida; underground downspouts were submerged in the ponded water. A foundation specialist applied sealant and recommended installing perimeter drain tiles and extending downspouts 5 to 10 feet to carry water away from the unit. She asked for help from the CDD and the HOA to determine a solution; Mr. Schultz and Mrs. Adams stated that drain tiles are most likely an HOA responsibility, though the CDD may be able to address some ponding issues.
The Board discussed soil moisture, the neighborhood’s drainage mapping, and the site’s zoning history (originally an indigenous preserve, later rezoned as Club land). Ms. Sorensen said she presented the issue to the HOA and noted Mr. Rich Batterbury was aware of the problem. She thanked the Board for the opportunity to present her concerns.
