The Wellington Inland Wetland and Watercourses Commission received two wetlands-related submissions at its April 27 meeting and agreed to preliminary site inspections and engineering review.
Application IW26-3 requests permission to construct a driveway, utilities and culverts associated with a single-family home at 0 Ruby Road (MBL 424600). The application lists R. White as owner and E. Peterson as applicant; a representative identified as Eric (of Gardener Peterson) was noted as the on-file representative. Commissioners said the parcel is large and located south of the TA/FedEx area and asked staff to coordinate a sitewalk so wetlands crossings can be field-inspected and any stakes or flags refreshed. The applicant noted two proposed wetland crossings and estimated 110 linear feet of stream impact. Staff said Mike will coordinate dates and prefers a pre-meeting sitewalk (suggested 5:30 p.m.) so commissioners can inspect flags before the May meeting.
Commissioners also received IW26-4, a commercial proposal at 10 Pollster Road for a roughly 10,000-square-foot truck-wash facility and a roughly 3,000-square-foot commercial storage building. The agenda listed JT Properties LLC as owner and L. Millow as applicant. Staff told the commission that the proposal appears to be in the upland review area with no direct wetland disturbance indicated in the materials; the town engineer will review the submission and provide comments ahead of the May meeting. Commissioners asked whether a Construction General Permit (CGP) will be required because of the commercial scale; staff said the applicant may need to submit a CGP but had not yet done so.
Staff noted the submission package includes two documents from Ian Cole: an April 12 wetland-impact evaluation and a December delineation report. Staff pointed commissioners to page three, which indicates the parcel is not within the 100-year flood zone on the 2025 flood map. Printed copies of the reports were offered for commissioners who prefer paper review.
Next steps: staff will coordinate two sitewalks (Ruby Road prioritized), confirm flagging and lead time with each applicant, and collect town-engineer comments for presentation at the May meeting.
