The Planning & Zoning Board deferred action Wednesday on a developer’s request to build two two‑story townhome units and to dedicate a 25‑foot right‑of‑way at 6500 Southwest 14th Street.
Rafael Pñal appeared on behalf of Walbert 7 LLC; architect Lisa Keranian and contractor Leslie Campos were also present. Pñal said the applicant proposes a residential development of two contemporary townhomes and that the proposed right‑of‑way dedication would formally convey roughly 246.75 square feet of roadway area to the city.
Resident George Gonzalez, who said he has lived nearby for more than 20 years, urged the board to consider parking and tree canopy impacts, saying nearby streets already experience double‑parking and that some mature trees may have to be removed for the project. The applicant responded that landscaping and tree replacement measures would be considered.
Because the applicant and staff regarded several related approvals — a special use, a possible lot split and the right‑of‑way dedication — as interconnected and because neighbors’ feedback was requested, the applicant asked to defer the special‑use and dedication items to a future, re‑advertised hearing so the project team can refine plans and compile notice materials. The board voted to defer both items and asked staff and the applicant to return with a revised application and additional public notice.
