The City of West Miami Planning & Zoning Board voted unanimously Wednesday to recommend that the City Commission approve a waiver of plat that would divide 6051 Southwest 15th Street into two single‑family lots.
Applicant Gabriel Bodner told the board the 12,000‑square‑foot parcel would be split into two 6,000‑square‑foot lots to allow construction of two one‑story homes. “We’re essentially just looking to split the lot,” Bodner said, adding the prior derelict structure on the parcel has been demolished and the developer has fenced the site.
Staff told the board the proposed lots comply with coverage and setback requirements for the R1 single‑family zoning district and recommended the planning board forward a favorable recommendation to the commission. Board members asked whether the city could require different facades if the two new houses were built as identical “twin” homes. Staff answered that the code does not prohibit identical houses but that the board could impose a condition requiring differing architectural features as part of its recommendation.
After closing the public hearing (no public speakers on the item), Board member William Santiago moved to recommend approval. The roll call vote recorded Santiago, Board member Gonzalez, Anthony Verona and Acting Chair Diana Rio voting yes; the motion passed 4–0. The item will be considered by the City Commission at its next ordinance hearing on July 15.
