During staff comments after the CUP vote, planning staff updated the commission on a pending appeal involving a separate development. Staff said the Planning Commission approved the Rolling Hills Ranch plot plan amendment (04-PP-18, known as "Mustang") on May 27, 2026 to authorize approximately 457,000 square feet of warehouse building north of Prosperity Way adjacent to the Wolverine site.
Staff reported that the Supporters Alliance for Environmental Responsibility (SAFER) filed a timely appeal asserting concerns about the adequacy of the environmental review. Planning staff said, in the staff’s view, that because the plot plan reduced square footage and potentially reduced impacts, no further environmental review was required; staff indicated the City Council will hear the appeal on August 4, 2026.
Commissioners asked for clarification about the approval and appeal timeline during the exchange; staff reiterated May 27 as the Planning Commission approval date and said the appeal was received in mid-June (around June 11), with City Council scheduled to consider the appeal on August 4, 2026. Staff also reminded the commission of administrative details associated with moving the matter to Council.
No action on the Rolling Hills Ranch appeal was taken by the Planning Commission at this meeting; the item was reported as an informational staff update and the Council hearing date was provided for public notice.
