Natick Affordable Housing Trust reviews property updates, CPA logistics and approves Kibbey Award

The Natick Affordable Housing Trust on Jan. 13 handled routine business and several property updates while confirming logistics for CPA distributions and upcoming meetings.
The Trust voted to award the Kibbey Award and a proclamation to the Town of Natick Select Board “in recognition of their contributions to housing opportunities for the citizens of Natick and their support of the 5 Auburn Street project.” The Trust also approved the Nov. 12, 2025 meeting minutes. Voting records in the meeting materials show the present Trust members voted in favor; two members were absent: Kathryn Coughlin and Gonzalo Puigbo.
On property matters, the Trust discussed the pending deed transfer of 246 North Main to NAHT; legal and Town review remain outstanding and Mr. Patrick Cavanagh asked that efforts be accelerated to avoid delaying a planned Habitat for Humanity purchase. For 299/301 Bacon Street, Trust member Reginald Leese reported that Family Promise Metrowest covered rent for a vacancy in November–December 2025 and that a new tenant is in place under a nine-month lease followed by month-to-month occupancy. The Trust discussed a potential sale to Family Promise that might include an upfront payment with financing over three to five years; legal counsel is advising on direct lending and sale terms.
Budget and CPA logistics were reviewed: the Trust confirmed CPA funds are expected to be distributed to the Trust in installments over two years and that partner organizations must submit invoices for reimbursement. Amanda Loomis will monitor in-lieu payments from 23 Willow Street. Ms. Loomis also reported on available affordable listings in Town and suggested posting application criteria online to ease applicant navigation.
The Trust set a retreat for Jan. 24, 2026 at 9:00 a.m. at the Massachusetts Audubon Broadmoor Sanctuary to review the five-year plan and next priorities.
Next steps: The Trust will continue review of property deeds and any proposals that require legal review; staff will monitor CPA in-lieu payments and report back with financial updates at future meetings.
