The Shelby City Council passed the first reading of Ordinance 2025-01 on March 18, 2025, amending dimensional requirements in the single-family residence (SFR) zoning district to reduce certain setbacks. Councilmember Todd Frank introduced the ordinance and moved adoption; Pat Honeywell seconded. By roll call the motion passed and the council waived the second and third readings.
The ordinance text, read into the record, amends Chapter 8, Table 3 of the City Code. Among the changes recorded in the meeting packet was a reduction of the rear-yard setback in the SFR district from 30 feet to 25 feet; other dimensional standards and coverage limits in the table were read as part of the ordinance. The ordinance states it will be effective upon final passage, approval and publication as required by law.
The council did not indicate further amendments at the meeting; the council voted to adopt the ordinance reading and move forward with the updated zoning table. The city will complete any required publication steps before the ordinance becomes effective.
