CEDA outlines permit limits for small dwelling units at Rushford Village planning meeting

Jayme Longmier of CEDA told the Rushford Village Planning & Zoning Commission on Oct. 21 that small dwelling units (referred to in the meeting as “EDU units”) in the Credit River area are subject to size and site restrictions and require standard infrastructure approvals.
Longmier said EDU units may be allowed to the same homeowner on parcels of about 2.5 acres in the Credit River area but should not exceed 1,500 square feet or more than 40% of the footprint of the established home on the property. She said such units would require a permanent foundation and septic approval before a permit could be issued, and that driveway-sharing arrangements are possible under certain conditions on 5-acre lots.
Commissioner Jon Pettit noted the commission has permitted projects on 5-acre parcels and told landowners they must verify septic and well compliance before pursuing an EDU permit. The commission also discussed a condition applied when farmland conversions are involved: if a parcel stops being used for farming and an EDU contains kitchen equipment, the kitchen must be removed so the structure is classified as a private cabin rather than a full dwelling.
No formal vote on a code change or permit issuance was recorded in the minutes. Commissioners present at the meeting were Jon Pettit, Ham Petersen, Gordon Johnson and Jess McNamer; Glen Kopperud was listed as absent. Mayor Dennis Overland and Jayme Longmier (CEDA) were noted as present.
