Regginal Bell sought reductions to the periphery boundary (from 35 feet to 15 feet) and to the front-yard setback (from 20 feet to 16 feet) for a single-story home proposed at 9315 Sway Branch Lane. Board members pressed Bell for a precise building footprint and questioned why the proposed setback line in the submitted drawing did not align with the building face. A codes representative confirmed the required sign had been posted by staff for the meeting but members asked that the sign remain in place for the full notice period and recommended the applicant revise the building orientation to maximize usable setback.
One board member recommended rotating the house slightly to increase clearance on the curved lot and suggested the applicant return with a plan showing the exact wall location, not an approximate setback line. The board moved to defer the request for 30 days so the applicant could provide clarified plans and ensure continuous sign posting. The applicant was told to notify codes if the sign was removed before the return hearing.
