Item 4B: Myron Ryan asked to change the lot-intensity requirement from one dwelling per acre to 0.75 acres for property at 8049 Beachtop Way. Ryan told the board the parcel historically held a house and a mobile home used by family members and that existing drain-field and utility locations constrained a conforming subdivision. The board approved the waiver by voice vote after members noted the drain-field placement would prevent lot one from meeting a one-acre minimum without hardship.
Item 4C: Noted on the agenda as Shaun Lebron but presented in person as Sean Learon, the applicant sought a waiver to allow a 0.5-acre minimum for proposed Lot One on a parcel that, due to a deed-recording mismatch, measured roughly 1.7 acres despite a recorded plat showing 2.17 acres. Staff confirmed the discrepancy and said the pending Unified Development Ordinance (UDO) will reduce minimum lot-size requirements in some areas to a half-acre; the board approved the requested waiver.
