Planning staff reviewed the project and reported that County Road & Bridge and County Fire had no objections provided access is confirmed. Staff mailed notifications to nearby property owners, received one written opposition that was included in the packet, and recommended approval.
Applicant David (Dave) Kriger addressed the board and said he is nearing retirement and would like to keep his home while selling limited acreages to buyers who will maintain agricultural uses. "I am getting ready to retire ... I wanted to just keep my house and 10 acres and continue living there," he told the board. A neighboring landowner, Mike Reed, also spoke and said he had no immediate plans to subdivide and supported a limited approach.
The commission debated whether the rezoning constituted a spot zone and concluded that at 385 acres it did not, and that the UA designation is reasonably contiguous to other UA parcels in the area. The motion to approve carried by voice vote from the board.
Planning staff said county GIS and fire had no issues; water is served by Poison Spider Water with septic systems at present. The board approved the zone change with the staff’s recommendations and no additional conditions.
