Canaan P&Z schedules hearing for 107 Main, advances budget and reviews River Road subdivision

The Planning & Zoning Commission of Canaan on Jan. 22 scheduled a public hearing for Feb. 26, 2026 at 6:15 PM to consider the proposed lease of 107 Main Street to Wild Root Wellness and agreed to assist the applicant with required notices and paperwork. The motion to schedule the hearing was made by Matthew Macchi and seconded by Tim Metzger and carried unanimously.
Engineer Keith Bodwell presented a River Road lot‑line modification that would create a 10‑acre parcel from a 66‑acre parent parcel while the remainder would remain under Habitat ownership. Bodwell said state septic and well approvals are in place but the application is incomplete until the TAHD B100a letter and a Mylar are submitted; final stamping and approval will occur once those materials are received.
The Commission reviewed the monthly financial report and the proposed FY 2026–27 budget and voted unanimously to forward the proposed budget to the Board of Selectmen and Board of Finance (motion: Kim Mahoney; second: Eileen Kinsella). Members discussed that GIS mapping services—currently grant‑funded—may require an annual allocation of approximately $1,500–$2,000, possibly recorded under “Miscellaneous” and shared across departments.
Commissioners also noted ongoing items with no new updates, including the Village Center Parking Plan, Solar Committee and the Old Firehouse sale. They agreed to send a letter to LHK about a problematic spotlight and to pursue contact information to raise concerns about excessive lighting at an Eversource staging area despite jurisdictional limits.
Procedural motions recorded in the meeting minutes included seating alternate Marc Rosen for Vice Chairman Stephen Koshland, approval of the Nov. 18, 2025 minutes, adding the 8‑24 referral to the agenda, forwarding the IHZ administering‑agency letter to the Board of Selectmen, scheduling the Feb. 26 hearing, forwarding the budget to the Selectmen and Board of Finance, and adjourning the meeting at 8:32 PM.
