Lake Bluff board approves two zoning variations, several consent items

The Lake Bluff Village Board approved two zoning-variation ordinances and a consent agenda at its June 22 meeting.
120 East Sheridan Place: The board approved a variation to allow an exterior stair set to encroach further into the required 20-foot front setback for a single-family home. Staff said the existing porch currently encroaches about 6.7 feet into the setback and the proposed stairs would add about 3.4 feet of encroachment. The Planning and Zoning Commission (PCCBA) held a public hearing on June 17, 2026 and voted unanimously to recommend approval. No public comments were offered during the board meeting; the motion carried by voice vote.
1800 Shore Acres Drive (amendment to Ordinance 2025-18): The board approved an amendment to a previously adopted zoning variation that addresses a nonconforming swimming pool, spa terrace and deck. The amendment includes three elements: installing a concrete slab under the deck for mechanical equipment (expanding the pool equipment area), increasing the deck footprint by approximately 207 square feet, and adding a brick screening wall at the deck level. Staff said portions of each proposed element are located within the Raven setback. The PCCBA held a public hearing on June 17 and unanimously recommended approval; the board passed the amendment by voice vote.
Consent agenda and change order: Trustees approved the consent agenda by roll call. Items listed included acceptance of correspondence, a change order (number one) for the Lake Bluff Green Bay Road reconstruction project, and a sign-exemption resolution for property at One Sherwood Terrace. No items were removed from consent and staff reported no public opposition at the meeting.
