Natick Affordable Housing Trust reviews project updates, in-lieu payments and ADU activity

At its Feb. 10 meeting the Natick Affordable Housing Trust reviewed multiple project and budget updates affecting the town’s affordable-housing pipeline.
Patrick Cavanagh reported the draft purchase-and-sale agreement for 246 North Main (a Habitat for Humanity transaction) was received from legal counsel and described as straightforward; the next step is review by the Habitat team ahead of their March meeting.
Brodie Thomas provided a budget update, confirming the Trust had received an in-lieu payment of $131,000 from Trask Development; an in-lieu payment tied to 23 Willow Street remains pending, and an in-lieu amount from the 52 Everett Street project is expected but not yet determined. Thomas will produce an updated five-year budget projection to clarify allocations and remaining town-appropriated funds (approximately $40,000 discussed during the meeting).
Amanda Loomis, Director of Community and Economic Development for the Town of Natick, updated the Trust on vacancies and pipeline activity: the Natick Corner and Union Place lotteries closed Jan. 12, 2026; the 273 West Central (Natick Crossing) project is pending Design Review Board review and could be the first project within the West Central Corridor; and the town has 12 accessory dwelling unit (ADU) projects under review and six ADU projects in construction.
Chair Ganesh Ramachandran said he plans to submit a Johnson School position paper to the Select Board proposing a possible Article 97 land swap related to Wilson Gardens, noting the Trust’s continued engagement on local site options.
