The City of Orleans Planning and Zoning Commission on May 8 set two public hearings for May 28, 2025 at 5:00 p.m. to consider amendments to the Zoning Ordinance.
Commissioner Rosenberg moved and Commissioner Becker seconded to schedule a hearing on proposed changes to off-site accessory building regulations. The motion carried unanimously (AYES: All). The commission then discussed a specific problem in the Commercial District: an individual found his lot next to a building used for residential purposes and said current setback language effectively made the lot unusable. Commissioners noted the ordinance language appears to reference a "Residential District" but was being read as if it referenced a "residential use," creating ambiguity.
Following that discussion Commissioner Rosenberg moved and Commissioner Becker seconded to set a second public hearing for May 28, 2025 at 5:00 p.m. to consider amending Section 9.5 (Site Development Regulations for General Commercial District C) and Section 10.5 (Site Development Regulations for Industrial District I) to clarify that the provisions apply "when next to a Residential District and not a residential property." The motion carried unanimously. The hearings will give the public and affected property owners an opportunity to comment before the commission or council acts.
