River Ridge CDD authorizes RG Architects to redesign two gatehouses; $62,500 fee to be booked as reimbursable

The River Ridge CDD on Oct. 22 authorized Bowman Consulting to retain RG Architects, P.A. as a subconsultant to redesign two aging gatehouses, the board’s minutes show.
Eric Long, PSGRC general manager, presented the RG fee proposal, describing the work as a facelift rather than demolition and noting one gate’s low clearance has been struck about a dozen times this year. Long said RG is familiar with the community and can provide 3D renderings and visual aids to convey the appearance.
Board members discussed project scope, zoning and the need for a new elevation certificate. The board agreed to book the $62,500 design fee as an up‑front reimbursable cost to be invoiced to the district when financing is issued, which staff said would allow work to begin without delay. Mr. Krebs indicated some construction plans may already be on file with the Development Order and that a Subconsultant Agreement would be used; Mr. Pires said the Chair may execute documents after counsel and manager review.
On motion by Kurt Blumenthal, seconded by Terry Mountford, the board voted unanimously to authorize Bowman to retain RG Architects under Bowman’s standard terms and to allow the Chair to execute documents following review.
District staff will provide monthly updates and coordinate neighborhood notification and monument consistency where applicable; Mr. Blumenthal will serve as the board liaison for communications.
