Planning Commission recommends approval of multiple plats, including Veterans Memorial Park restroom tract

At its Nov. 4 meeting, the Davison County Planning Commission recommended approval of multiple plats to the County Commissioners, including family lot splits, a residential sale, a property-line adjustment, and a parcel at Veterans Memorial Park intended for city restrooms.

Acting Director Karen Wegleitner reviewed each request. The commission recommended approval of the following plats:

- Tract 1 of Verna Hofer’s Addition (applicant Verna Hofer): Applicant answered questions and there were no concerns; motion to recommend approval carried on roll call.

- Tracts B, C and D of Gillam’s Addition (applicants Natalie Piehl, Bruce Gillam Jr., and Laura Gillam): The land is being split among siblings; Natalie and Laura already live on the tracts they will receive. The commission raised no issues and recommended approval.

- Tract A of Julie’s Addition (applicants James & Julie Thue): Approximately 10 acres are being platted for sale to Austin Schoenfelder to build a house, with a separate lot for his business; the site lies in the extraterritorial jurisdiction (ETJ) and will follow city zoning. The commission recommended approval.

- Lot 1 of Brunsen’s Addition (Jarrett Brunsen & Colleen Campbell): Brunsen needs to adjust property lines to add an addition to his house and is purchasing land from a neighbor; a lot-size variance was waived because part of the property lies in the ETJ and follows city ordinance. The commission recommended approval.

- Lots 1–3 of Mebius Addition (Marc & Michelle Mebius; Mebius Holdings, Inc.): Applicants were not present; the plat provides future family division or sale. The commission confirmed a 20-foot ingress/egress easement through Lot 1 to serve Lot 3 and recommended approval. This plat is in the ETJ and will follow city zoning.

- Veterans Memorial Park Tract 1 (Servicemen's Memorial Cemetery Association, Inc.): The association proposed platting approximately 11,125 square feet at Veterans Memorial Park for a restroom the city plans to build; the parcel will be annexed into the city and follow city zoning. Applicants were not present; the commission had no issues and recommended approval.

Motions to recommend approval were made and seconded by various commissioners; roll call votes consistently recorded Haines — aye; Thiesse — aye; Gosmire — aye; Bainbridge — aye; Blaalid — aye; Nebelsick and Anderson — absent. All plat recommendations carried.

Because several plats lie in the city’s extraterritorial jurisdiction, the commission noted those lots will be subject to city zoning and any applicable annexation procedures. The commission set its next meeting for Dec. 2, 2025, and adjourned at 7:36 p.m.

The plats will now be considered by the County Commissioners for final approval; no final county actions were taken at this meeting beyond recommendations.
