Council approves Zaremba/Dollar General site plan and four variances with conditions

Northfield council unanimously approved final site plans and four variances for a Zaremba/Dollar General development, contingent on a Summit Soil & Water approval letter and a compliant lighting plan.
The Village of Northfield council voted unanimously Jan. 22 to approve final site plans and four requested variances for the Zaremba/Dollar General development after the Planning Commission recommended approval with conditions.
Planning Commission Chair Alan Hipps told council the commission reviewed the final plans and the additional variances requested by the developer and recommended approval provided the Village receives an approval letter from Summit Soil & Water and that the project present a lighting plan that complies with village standards.
The four variances granted by council were: elimination of the parking lot landscaping island and parking-lot interior landscaping; locating the enclosed waste facility on the rear west side of the building instead of the south side; permitting one street tree along Rt. 8 rather than two, with an additional required tree to be placed on the west side of the property; and acceptance of the landscaping plant quantities and layout shown on the project plans in lieu of the quantities required by Section 1267.05(b)5.C(3) of the Overlay Area Ordinance.
Councilmember Gary Vojtush moved for approval; Renell Noack seconded and the motion passed with no opposition. The approvals were conditioned on the Summit Soil & Water letter and a lighting plan compliant with village requirements.
The council did not record additional conditions or a construction schedule at the meeting; staff and the developer are expected to follow up on the outstanding items required by the approval.
