Sudbury Design Review Board records recommendations for two Meadow Walk storefront signs

The Sudbury Design Review Board on Jan. 28 reviewed two proposed storefront signs in the Meadow Walk village retail area and recorded unanimous recommendations.
Ricky Zeng of New CC Sign, Inc. presented plans to replace signage for Ramen Haven at 530A Boston Post Road with three wall channel letters and two blade signs. Zeng confirmed the wall letters will project no more than 6 inches from the building fascia and said a border will be added around the letters so the white lettering will remain visible against the building’s white background. Scott Utke moved and Ark Pang seconded a motion recommending approval of the sign as presented; the motion passed 3-0.
Andrew Clark of Expose Signs proposed replacing the original signage for Gibson Sotheby’s International Realty at 526B Boston Post Road with a larger sign displaying the new logos. The board evaluated the proposal using the Meadow Walk Sudbury Village Retail bylaws and determined the primary sign as presented exceeded the allowable size. The board calculated the allowable figure as 23.83 square feet reduced by 20 percent for internal illumination, yielding a 19.1-square-foot maximum, and asked that any revised primary sign be confirmed to fit within the building’s clapboard area. The minutes note the board also discussed that two primary signs are permitted only if both meet the size limit.
The minutes record a motion by Scott Utke, seconded by Ark Pang, recorded as passing 3-0; the minutes do not state whether the revised Gibson filing had been received at the time of that recorded vote. The board requested that the revised application and final sign details be sent to Shawna for town records.
The board also approved the Dec. 3, 2025 meeting minutes by unanimous vote. The meeting opened at 7:32 PM and adjourned at 8:13 PM.
