The Aliceville City Council voted to advance a proposed public‑private housing project on 8.8 acres off Wilson Road after the chair laid out tentative deal terms with the Hughes Group.
The chair said the developer proposed a $6,250 per‑acre purchase price on the 8.8‑acre parcel and asked for financing structured as a 30‑year amortization with a five‑year balloon payment. "The rate that they're requesting is a 30‑year payment; however they would like to pay that in five years," the chair summarized, adding the developer would pay 5.25% interest on the outstanding balance. The council was told funds would be held in escrow during the agreement.
The sale structure includes a requirement that the developer put 20% down and begin work within one year of closing; if work has not started, the developer must return to council to explain the delay and seek more time. Council retained a right of first refusal so the city could repurchase the land in the event the developer elects not to proceed.
Council members discussed the site, which was described as adjacent to industrial board land and behind New Canaan Baptist Church, and noted the project has been under discussion for roughly a year. The chair said the developer plans to begin with roughly 32 units and ultimately scale to about 64 units as market conditions permit.
A motion to accept and move forward with the proposed terms was made, seconded and approved by voice vote.
What happens next: Council approved the motion to proceed with the negotiated terms; the mayor and staff will continue negotiations and oversee any required appraisals and escrow arrangements before a final sale or contract is executed.
