Fairbank Community Center: drainage and warranty work underway; AV, court surface and acoustics still unresolved

BH+A architect Thomas Scarlata updated the Permanent Building Committee on the Fairbank Community Center’s remaining work, saying the project received a Certificate of Occupancy on Sept. 27 and that contractors are addressing landscaping, drainage and warranty items.

Scarlata said an operational MEP warranty walkthrough and a landscaping check are scheduled; he noted one tree near the sign is already covered under warranty. On the basketball court, Scarlata reported the gate and fence have been fixed but surface defects remain and he will verify whether repairs have been completed.

On the center’s drainage, Scarlata said Woodall Construction is preparing the site, most structures and piping have arrived, and a trench permit is in hand. “Work is expected to be completed by the beginning of November,” he said. The committee was told a separate drainage meeting is scheduled midweek to coordinate the remaining landscaping and warranty work.

Scarlata reported that $54,000 remains outstanding of a contracted $490,000 AV package; the cost for two additional monitors (multipurpose room and senior lounge) was developed and the labor requirements were reviewed independently by a resident identified in the minutes as Mr. Pincus. He also said BH+A is awaiting review from its acoustic consultant, Acentech, and is proposing a high-CAC ceiling tile to address reverberation; Colantonio would be asked to implement the solution.

Scarlata said the barn-door installation has presented issues that BH+A is working to resolve, and that additional handicap parking spaces for seniors are under construction on the Senior Center and SPS lot as an add-alternate.

The architect’s report focused on warranty closeouts, remaining punch-list items and the timing of drainage and landscaping work. The committee did not take additional formal action on the items reported.
