The Dennis Board of Health on May 5 unanimously approved a package of septic variances, plan modifications and reduced monitoring schedules for several properties across town.
The board granted a voluntary upgrade at 25 New Boston Road — a raised pressure‑dosed leach field with a 2,000‑gallon tank and a 1,000‑gallon pump chamber — after AJM Site Design’s Asa Mintz told the board the project would not increase flow and was constrained by a bordering vegetated wetland and buffer requirements. A board member moved to approve the memorandum dated 05/05/2026, listing standard conditions; the motion passed unanimously.
The board also approved new construction at 96 Gages Way, where the applicants proposed a three‑bedroom primary dwelling and a two‑bedroom accessory dwelling unit (ADU) with a 2,500‑gallon tank sized for five bedrooms. To address concerns that a bonus/loft space could become an extra bedroom, the board required the applicants to oversize the system on the plan and record a deed restriction limiting the property to five bedrooms and prohibiting short‑term rentals for the primary residence and ADU.
A variance to finish a walkout basement at 992 Route 134 Unit H was approved on the condition that the applicant submit revised floor plans showing a 5‑foot cased opening where required. A variance for new construction at 48 Arrowhead Drive in West Dennis was approved after the board reviewed a recent Title 5 inspection and floor plans.
The board reinstated prior in‑house variance conditions on appeal for 37 Schooner Road and approved modified floor plans for 544 Old Chatham Road and a modification to previously approved septic plans for 20 Oak Street, with staff directed to reinstate prior conditions in each case.
Separately, the board approved reduced testing schedules for two innovative secondary treatment systems: 4 Cygnet Drive will move to annual sampling in late September or October with continued maintenance and reporting, and 20 Rena’s Way was granted the same annual schedule. All motions passed by unanimous votes of the sitting board.
The meeting record shows the board relied on its staff memoranda dated 05/05/2026 for technical conditions and required applicants to submit updated plans, deed restrictions or maintenance agreements where noted. The board also directed staff to ensure required reports and plan changes are filed with building and health department permits.
