Planning board approves modification for 6,000‑sq‑ft building at 5 NuVenture Drive

The Dennis Planning Board voted May 4 to approve a modification to the site plan for 5 NuVenture Drive that had previously authorized construction of a 6,000‑square‑foot pre‑engineered metal building.
Engineer Brian Ugachen of BSC Group told the board the changes stemmed from the Board of Health requiring a tight tank instead of the temporary septic originally proposed. The team also reduced the grade in the north portion of the lot and removed a subsurface drainage system under the driveway, replacing it with an infiltration basin in the front yard adjacent to NuVenture Drive. “We didn’t change any of the landscaping. We didn’t change the layout of the drive or the parking,” Ugachen said.
Kieran Healy, a land surveyor with BSC Group, and the property owner were on the call to present the revision. The applicant noted the project was approved at a February 2 hearing and that the disposal works construction permit process with the health department led to the revised septic plan.
Board member Liz Patterson moved to approve the modification with the plan set dated 04/14/2026 and stamped 04/27/2026 by BSC Group; the motion was seconded and carried on a roll‑call vote recorded as Jeff Aldridge, Liz Patterson, Michael McGhee, Sally Bickford and John Ontario Junior in favor.
The board’s approval formalizes the revised drainage and wastewater approach; the presenters said no other site layout or landscaping changes were made. The applicants thanked the board and indicated they will proceed with the updated construction permit and health‑department requirements.
