Applicant John C. Peron addressed the board and explained that the property had been reconfigured through a planning‑board approval that increased frontage and setback lengths, making the barn conversion feasible. He said town water, sewer and electric service reach the barn, so no new well or septic would be required. The applicant told the board the permit was necessary to complete a pending sale and that building‑department review requires bringing structures up to code before conversion.
Town staff said the planning board had unanimously approved the prior lot configuration and that the building commissioner had indicated the barn could be converted provided the work meets building code requirements. No public opposition spoke during the hearing. After a short deliberation the board closed the evidence portion of the hearing and voted to grant the special permit.
