Mayor Theoangelo Perkins reviewed a proposed Architectural Review Committee at the Harpersville Planning & Zoning meeting on Feb. 17, 2026, saying the panel would adopt town design standards to guide new commercial and residential development. He told the board the prior engineering firm had reviewed the proposal and that he has forwarded the paperwork to the town's new firm, GMC, and is awaiting its feedback.
Why it matters: The committee would establish design standards that could shape both commercial and residential projects in Harpersville, balancing development controls with preservation of the town's character.
At the meeting Chairman David Sanders organized a first round of review work. Perkins was assigned to focus on the committee's purpose, Board Member Suzanne Bearden on commercial standards, and Board Member Paul Brooks on residential standards. The board discussed the general aims of controlling exterior appearance while allowing appropriate preservation measures but did not adopt any standards or formal ordinance at this session.
The mayor and board noted the item will remain on future Planning & Zoning agendas pending GMC's review and the board members' recommendations. No public hearing was held on the proposal during this meeting.
Next steps: The committee proposal will return for further consideration after GMC provides feedback and the assigned board members report back with recommended edits or sections for the board to consider at a future meeting.
