Facilities director updates: Fairbank pool at 100% DD, solar RFP issued, DPW roof nearly complete

Combined Facilities Director Sandra Duran told the Permanent Building Committee that Fairbank pool drawings are at 100% design development and cost estimating is underway, a solar-ready roof RFP is out with bids due in November, DPW metal roof work is 95–97% complete and solar racking installed, and she is coordinating a fire-station outbuilding design with the fire chief.
Combined Facilities Director Sandra Duran gave the committee a rundown of ongoing town facility projects at the Oct. 29 meeting.
On the Fairbank Community Center pool, Duran said construction drawings are complete to the 100% design-development level and cost estimating for design and construction is in progress. She said discussions are underway with Vertex about continuing in the pool project role as the owner’s project manager.
Duran said the RFP for a solar-ready roof at the facility has been issued and bids are due in November. She added that she is working with SOLECT on a purchase-power agreement to cover the whole Fairbank facility and that the agreement is being finalized by Town Counsel.
Regarding the Department of Public Works roofing project, Duran reported that roughly 95–97% of the metal roof is complete; additional coating work depends on temperature. She said the solar racking system has been installed on a shingle roof and that a notice to proceed for the electrical component is in place; a warranty inspection of the metal roof coating will be performed after coating and racking installation are complete.
Duran said she is coordinating with Fire Chief John Whalen on the programming and site location for an outbuilding at the Hudson Road Fire Station. Co-Chair Craig Blake also reported that work at Boston Post Road Fire Station No. 2 is complete and that final contractor retainage will be paid in the spring after landscaping inspection and acceptance; the OPM (CMS) will submit a final invoice when retainage is released and the Town Manager will be informed about remaining ARPA funds available for transfer.
The committee held minutes for later review, discussed appointments, set a tentative next meeting for Nov. 19, and adjourned at 8:00 p.m.
