Ordinance Committee directs legal review for 301 N Jefferson, approves follow-ups on multiple nuisance properties

The Mount Pleasant City Ordinance Committee reviewed the status of multiple nuisance properties at an hour-long meeting on July 17, directing staff to pursue legal counsel on one address and to issue enforcement letters and follow-ups on several others.
The committee instructed staff to consult the City attorney about next steps for 301 N Jefferson after discussing options for addressing code violations at that property. Committee members also urged staff to obtain a signed agreement now from owner Mike Hruby for a planned fall sale of 314 N Porter, so the City can secure the property once the owner removes personal items.
Staff reported a 657A filing has been submitted for 403 E Green and that the homeowner consented to the City filing the 657A so the property could be transferred despite existing liens; the committee is awaiting a court date. Several properties were described as abated: 205 E Washington (sign repainted; city will follow up on peeling paint on support beams), 905 S Harrison (pool removed), 808 N Lincoln (dirt leveled and steps repaired), and 207 S Marion (demolished and sold to a developer planning a single-family home). The Iris Motel at 905 W Washington remains largely unaddressed, with staff reporting just three to six rooms currently usable and the rest uninhabitable.
Committee members asked staff to "start the clock" by sending enforcement letters to owners where noted — including 401 N White, whose owner Mark Pickering does not live at the property and for which staff previously reported foreclosure proceedings. Gary Shahan was asked to follow up with a letter to the owner of 401 W Washington after staff reported clutter had been removed from the right-of-way. Staff also said 603 N Collins is in foreclosure and that 504/506 E Madison has begun cleanup with a foundation inspection pending.
During the open forum, Jared Walker, community service officer, told the committee that several properties owned by Matt Henkel, including 615 N Lincoln, have multiple nuisance issues and asked for permission to pursue enforcement for all Henkel-owned properties simultaneously; the committee recommended he proceed.
The meeting concluded with no formal votes recorded on the discussed properties; the committee moved forward by directing staff to consult attorneys, send enforcement letters, secure agreements where possible, and continue monitoring abated or partially abated sites. The committee adjourned at 8:58 AM.
