The applicant said the outparcel was contemplated in a 2010 rezoning and that the site would use existing internal access; a public commenter requested fast electric vehicle chargers and extending a short Walmart sidewalk. The board approved the CUP on a roll call vote (motion carried; recorded votes indicated unanimous approval during the roll call process at the time of vote).
Tri Hope Life Ministries — recovery residence (case 2602 CUP) — approved Staff summarized a revised application for a certified level‑two recovery residence at an existing dwelling (reduced occupancy from a prior request): eight residents and two staff (10 occupants maximum), parking limits (10 overnight vehicles), annual county inspections, a designated complaints contact, compliance with federal, state and local laws, and potential CUP revocation for noncompliance. The applicant confirmed building code and on‑site septic approvals and said private access concerns had been resolved. The board approved the CUP by roll call.
Assisted‑living rezoning (case 2602 REZC) — approved A rezoning request to convert ~3.9 acres from A‑10 to Commerce Center with proffers would allow an assisted‑living facility designed for 24 rooms initially (proffered maximum 32 rooms), private single‑occupancy rooms with attached bathrooms and a courtyard, connection to public water and sewer, and a required 100‑foot right‑of‑way dedication along Route 60 for long‑term corridor improvements. Planning staff and the planning commission recommended approval; the board approved the rezoning by roll call.
Morris Steel expansion (case 2603 REZ) — approved The applicant sought rezoning of a roughly 2.93‑acre parcel from Commerce Center to Heavy Industrial (I‑2) to consolidate with an adjacent Morris Steel property and add outdoor storage and gravel parking for the existing steel fabrication business. Staff recommended approval with a minimum 65‑foot Type‑C vegetated buffer along the eastern property line; the planning commission recommended approval and the board adopted the rezoning.
Brick Property Group / light industrial (case 2604 REZC) — approved A rezoning of about 8.25 acres to Light Industrial with proffers would permit up to 45,000 ft² of light industrial/office‑warehouse space across one or multiple buildings, require a 100‑foot right‑of‑way dedication along Route 60, enhanced buffering to adjacent residential properties (100‑foot rear landscape buffer and 30‑foot Type‑C corridor buffer), and a proffered minimum taper/turn lane for Route 60 access. The planning commission recommended approval; the board approved the rezoning by roll call.
