"The Van Wick parcel has now is now projected to produce over 140 potential bedrooms," the superintendent reported, noting that MSBA had previously worked with an estimate of roughly 50 units and agreed to re‑run the district's enrollment certification.
The superintendent said MSBA agreed to re‑examine the enrollment projection because the project's scale and timeline have changed; MSBA will perform a paper review first and then deliver the new certification. Officials said the updated projection may be available in the coming month and would be revisited at the November meeting.
Committee members asked about the district's physical capacity. Staff noted Memorial's design‑build capacity of about 335 and current enrollment near 270; administrators said the building could likely accommodate some additional students (one speaker estimated as many as 100 more in total) but cautioned that the grade distribution and service needs (special education, ELL, advanced coursework) determine staffing and program implications.
The discussion also covered the MBTA‑related rezoning (referred to as '3A' in the meeting), which requires certain communities to plan for more multifamily units near transit; committee members and staff said rezoning itself does not guarantee development, but it raises a range of possible enrollment scenarios the district should prepare to analyze.
MSBA's updated certification of the district's October 'one' report and any reworked enrollment projections will be used to inform planning and the Essex Elementary School building committee as project planning continues.
