At its June 8 meeting the Mountainaire board approved several routine administrative and architectural actions and refined enforcement guidance.
The board unanimously approved two PIC items for 2459 NE Sunnymede: installing an A/C unit provided the unit is located in the backyard (the homeowner must supply a record of placement) and removing an oversized evergreen and replacing it with a Japanese maple. The board also approved the May 2026 meeting minutes unanimously.
On a separate matter, the board considered a previously agreed 50% HOA contribution to a fence‑post repair at 2442 NE Sunnymede. The HOA’s share was quoted at $350; Channing moved and Andy seconded a motion to approve up to $500 for the repair by a licensed, bonded vendor, and the board voted unanimously to authorize payment directly to the vendor rather than reimbursing the homeowner.
Under compliance matters the board approved a request that VIS send formal letters for trash‑can violations immediately and instructed that lawn‑maintenance violation letters be limited to yards primarily composed of weeds or visibly unmowed for three or more weeks. The board discussed potential future enforcement on roof moss and faded paint but did not adopt new letters on those issues during the meeting.
Property Manager Kwasi said he upgraded the association Zoom account and will distribute a new meeting link for future meetings. Treasurer's report items included account balances, two delinquent homeowner accounts (one under 30 days and one about four months delinquent), and four homes currently listed for sale in the neighborhood.
