Nahant adds MBTA Section 3A multifamily-overlay zoning articles to special town meeting warrant

The Select Board voted to include two Planning Board–submitted warrant articles to add a Section 16 multifamily overlay district and amend the zoning map to reflect the new overlay, to comply with state MBTA Section 3A housing requirements; copies of the draft bylaw and map are available at the Town Clerk and on the town website, and a mailed booklet will include recommendations.
The Nahant Select Board voted to add two warrant articles to the special town meeting warrant so the town can comply with Section 3A of the Massachusetts Zoning Act (added by chapter 358 of the Acts of 2020).
Article 1 would add a new Section 16, a multifamily overlay district; Article 2 would amend the town’s zoning map to show the overlay referenced in subsection 16.2. The articles were submitted by the Planning Board and will be available for review at the Town Clerk’s office; the board also noted informational materials will be posted on the town website (nahant.org) and that the Advisory and Finance Committee will work with the Planning Board to produce a booklet containing both recommendations and the proposed bylaw language to be mailed to every household.
Board members briefly discussed the need to read the articles into the record; the motion to add the two warrant articles was seconded and approved by roll call.
Next steps: The warrant articles will appear on the Nov. 19 special town meeting warrant and supporting materials (bylaw text and map) will be available at Town Hall and via the town’s online resources prior to the meeting.
