Staff described two wetland systems on the parcel: a larger bordering vegetated wetland delineated ConCom 1A through ConCom 6A, and a smaller, isolated pocket labeled ConCom 1 through ConCom 6 with a 100‑ft buffer shown. Eduardo, a conservation staff member, reviewed the map, explained that an AE flood zone was present on the western portion of the site, and noted that adjacent wetlands across the street belong to a different owner but had buffer zones that intersect the subject parcel’s buffer.
Staff recommended the commission approve both wetland delineations; commissioners asked no substantive questions. The commission then moved to approve the delineations conducted on June 22, 2026; the roll call vote was unanimous.
The approval documents will be used to guide forthcoming septic replacement design and any restoration planting required by the commission’s conditions. Staff noted that engineers must consider adjacent‑property wetland buffers when preparing final plans.
